Our affiliated company, DNI Properties, Inc., offers construction management services backed by our CSA Mission Statement:
Our mission is to provide the association and board members with the needed services at a price that adds value to the association. A well-maintained property with no deferred maintenance and good external appearance will command higher resale value and add ownership pride.
What you can expect
Cost Savings
The industry standard for project management is approximately 10% of the project cost – DNI’s fee is much less!
Trust Factors
Even if you know and trust your contractor, the board has the fiduciary responsibility to execute a contract protecting the association. If the board handles construction, the association attorney should review the contractor’s bid – this costs money – the DNI CSA covers this. A staff of attorneys periodically examines the DNI contract to make sure we cover all aspects – specifically, liability and recourse on contractor default.
Can you waive this service?
Yes, you can. However, remember that you will be responsible from start to finish…making phone calls, taking phone calls, sending out the necessary notifications, and meeting contractors as much as needed until the project is complete, to name a few.
